You or your staff  will scour the want ads on the internet or in the local paper - VALUABLE TIME-  you or your staff will start driving around looking for signs that space is available - VALUABLE TIME-  make phone calls - TIME- look at spaces -TIME- trying to negotiate the best lease not knowing the market or intricate details of lease negotiations.  This one may not only cost you valuable TIME but may also cost you alot of MONEY out of your company's budget,  if not done properly. It takes time to find that out however. Your staff will spend valuable hours sorting and sifting through unacceptable  office space ads, talking to brokers, landlords etc.... for perhaps one solid possibility.

A. ZERO! Our services are completely FREE to your business. The landlord has already set aside a percentage to be paid to the broker /s involved in leasing his property. The percentage is devided between any participating brokers much like a residential commission is paid. You have a broker representing the Landlord and one representing the Tenant. Ameristar Commercial, Inc. will also handle your renewal at no cost to you. Landlords  appreciate working with ACI because we understand the business they are in and know how to move negotiations along in a timely and smooth manner. We speak their language.


Q. Why can't we simply negotiate with the landlord that offers the lowest rent and rely on them to provide the best terms for our business? 

 A. Who is representing your business interests? The landlord and/or management company represents the owner and their financial interests.  Who is representing you? It  sounds easy enough until you negotiate the wrong lease terms and afterwards, realize your new lease  turns out to be the worst of two hundred nightmares! Engaging ACI empowers the Tenant to be able to control the leasing process thus increasing the leverage in the Tenants favor.
